IMU deposit due on 16 June: where you pay more and where less in Italy

The first installment of the IMU on second homes expires on Tuesday. According to a UIL study, the bill varies enormously between municipalities: between Rome and Palermo there is a difference of over 3 thousand euros per year. Here is the complete ranking city by city

The IMU advance payment expires on Tuesday 16 June and millions of second home owners are required to pay the first installment of their municipal tax. But how much do you pay? The answer depends mainly on where the property is located. There are differences between Italian municipalities which can reach more than 3 thousand euros a yearaccording to a Uil study. The national average is 979 euros per year, but the gap between North and South, between large cities and smaller centres, is anything but negligible.

The most expensive cities for the IMU: Rome first, then Milan and Venice

According to the UIL analysis, Rome is the city where the IMU on second homes weighs the most: the average annual cost reaches 3,499 euros, with a June deposit of 1,749 euros. He takes second place Milanwith an annual withdrawal of 2,957 euros and a deposit of 1,479 euros. Third Venicewhere the annual IMU reaches 2,335 euros (deposit: 1,168 euros). Then there are Turin (1,984 euros per year, deposit of 992 euros) e Florence (1,973 euros per year, deposit of 986 euros). The amounts are the consequence of both the high level of municipal rates and the cadastral values ​​of the cities.

Imu, the cheapest cities: Palermo and the South beat everyone

At the other end of the ranking there are some cities in the South and some in the North-East. Palermo is the most convenient city in Italy for those who own a second home. Here the annual IMU stops at just 391 euros, with a June deposit of 195 euros, almost nine times less than in Rome. Following are the other cheapest cities Cosenza (395 euros per year, deposit of 197 euros); Enna (460 euros per year, deposit of 230 euros); Gorizia (484 euros per year, deposit of 242 euros) e Caltanissetta (485 euros per year, deposit of 242 euros).

Luxury homes and IMU: Venice the most expensive, Agrigento the cheapest

The UIL study also analyzes the IMU on luxury main homes (villas, castles and stately homes of the cadastral categories A/1, A/8 and A/9). Here the tax is due even if it is the main residence. In this case the most expensive city is Venice with 3,001 euros per year (down payment: 1,501 euros), followed by Rome with 2,888 euros and Milan with 2,777 euros, compared to a national average of 932 euros. The most convenient cities for this category are Agrigento (278 euros per year, deposit 139 euros) e Caltanissetta (385 euros, deposit 193 euros).

Why the IMU is so unequal in Italy: financial needs of the Municipalities and the crux of the land register

But why do these marked differences exist? According to the UIL there are two causes. On the one hand there are the different financial needs of local authorities. The IMU represents one of the main sources of revenue for Municipalities, which use it to finance essential services. And so many administrations tend to keep the tax burden high or increase. On the other side there is the cadastre node. There are valuable urban areas where properties continue to benefit from historically low cadastral income, while homes in areas less valued by the market are burdened by relatively higher values. An anomaly also reported by the European Commission, which invited Italy to reform the cadastral system.
